What is a Snagging Survey?
A snagging survey is required for new build properties, where traditionally, you, as the buyer, would already have moved into your new home, to now having the option to instruct a Pre-completion Snagging survey, meaning you can benefit from having any snags found and rectified before completing on your purchase.
The snagging survey is carried out by a qualified snagging surveyor, who will visually inspect the property using specialist equipment, looking for any issues within the property and workmanship.
The snags found may be small and cosmetic, or in worse cases, find potentially significant structural issues.
A snag is an item or something that has been done but not done correctly and in time can create further issues and problems.
What is covered in a Snagging Survey?
Any findings will be categorized as below, depending on seriousness, urgency, and importance.
Category 1 – General Snags
Often, these will be cosmetic issues, imperfections in Paint, Plaster, mastic, and door issues, for example.
Category 2 – Defects
This is something that will need a specialist/tradesperson or a replacement—such as a cracked or chipped ceramic tile, scratched worktop/kitchen cupboard door, or defective appliance.
Category 3 – Emergency Issues
Emergency issues include matters relating to health & safety that could seriously affect a person's health and well-being or cause injury/loss of life. Examples include unsafe roof tile fittings, unsafe voltage on sockets, gas leaks, etc.

What is the process?

- Let us know the best-suited date for us to come and inspect your new property. We will arrange the inspection through the agent or developer for pre-completion snags.
Reports are received within five working days of the inspection. - Once you have read through your report if you have any questions, let us know, and we will put you directly in contact with your acting surveyor.
