When do I need a Damp & Timber Survey?
There are many reasons to obtain a damp and timber survey; we regularly arrange this survey on behalf of our partners for many different reasons.
We help current homeowners experiencing potential damp issues and are looking for answers, what to do next, and how much it will potentially cost to rectify.
Property buyers who have had a homebuyer or building survey conducted, and the surveyor has advised further investigation to be carried out by a qualified damp specialist.
Buyers obtaining a mortgage where the valuer has issued a stipulation for potential damp to be further investigated before the mortgage is granted.
What is a Damp & Timber Survey?
The damp and timber survey will provide specific answers as to what the issue is, how to rectify it, and the estimated cost of the work.
A qualified surveyor will Inspect the type, extent, and cause of dampness throughout the property.
What is inspected:
- Roof spaces and timbers
- All available rooms for the presence of damp (rising, penetrative, bridging, condensation, and salt contamination)
- Sub-floors where access is available, and permission granted.
- All external elevations to find the presence of leaks and penetration points.
- Provide recommendations on how to resolve the dampness along with recommended timescales.
- Includes high-resolution pictures and detailed specifications along with category damage ratings to make the findings clear and easy to understand.
- Provide estimated costs for the recommended repairs.

Do you suffer from health conditions that may be worsened by untreated damp?
Although many clients obtain a Damp & Timber report when advised by a homebuyer surveyor, or perhaps there is apparent visibility of damp being present in the home, It should also be considered to get a damp check done even when the signs aren’t too noticeable, particularly in the Winter months, as long-term exposure to damp can affect the health of the occupants. What is the process?

- Let us know the best-suited date and time for you if you are currently residing in the home for inspection. For property buyers, we will arrange the inspection through the estate agent or vendor.
